Why Internet Searches May Not Give You A Buyer Advantage

Some people feel they can keep on top of listings by using Zillow, Trulia and other Internet sites. I think my clients deserve better. It costs money for internet sites to update their listings and so many update slowly. I search listings directly on the Multiple Listing Service, so my clients receive the latest listings from all Brokers. Many times, my buyer clients pick homes on Zillow and other real estate sites only to find they are under contract or not for sale. Zillow and other sites often post homes they know are not for sale just to sell consumer leads to Realtors. This is especially true of “pre-foreclosure homes”. Zillow shows homes that they say may be foreclosures. I get calls often from buyers who see a home they like but when I search the MLS, we find that they home is not for sale and may never be for sale.

There Are Listings That Are Not Shown Anywhere

When Realtors get a listing, they do not have to report it immediately to the Multiple Listing Service. Most MLS services give Realtors 3 days to get the listing “live” and this delay can be extended even more by writing in the listing agreement a date that the home will begin being offered on the MLS. Because listings are in such short supply, knowing what is “coming soon” is one of the most valuable buyer advantages. RE/MAX has the most agents and the most offices of any Brokerage in the world. We are in touch with a very active network of Realtors at RE/MAX and we trade information on what we have coming up for sale. This is one of the buyer advantages that no smaller companies can match.


Why Computerized Searches Don’t Compare As A Buyer Advantages

Many Realtors offer computerized searches for their buyers but won’t give you the buyer advantages you need. The problem is that computer searches are not as good as searches by a knowledgeable Realtor(That’s me) who actually listened to you and understands what features you want and do not want in your next home.  For example, a computer might pick a home that is the right size but they can’t choose homes based on the color of the hardwood or cabinets. They can’t choose based on the view from your windows. They cannot select based on many other factors.
