According to an article in the New York Post, you next Realtor may be a machine…a robot. High tech firms are already starting to place black boxes like Alexa in homes for sale. They listen as you tour the home and can answer questions. They can even right an offer BUT will this be the best thing for buyers and sellers?
Oh sure, it’s great to have all the facts instantly like how many inches of rain fall in July but robots will be missing some important skills that Realtors bring to the table and they will have some features you may really not want.

Will The Robot Keep Your Info Confidential?
As you tour a home, you say things you may not want the seller to know. I appears that the robot is always listening and recording. They then customize ads and listings to what you said. But voice assistants like Siri often make mistakes. You could be getting ads and listings that you really don’t want, Recently there was a news story that man arguing with his girlfriend said “What are you going to do, call the cops?” Apparently Alexa heard this and called 911. So don;t say things like “i’m not paying more than $400,000 and expect the robot to keep it confidential.
Can A Robot Negotiate?
I am a great negotiator. I owned an automobile dealership and negotiated sveral deals every day for many years. This experience helps me get my clients the best del possible. Someday, robots may know how to negotiate but it is an art, not a science and there will need to be a lot of development before they are effective.
Can A Robot Smooth Emotions?
A lot of my work as a Realtor involves emotions. Everyone rarely gets everything they want when buying or selling real estate. I often smooth things out between a husband and wife, or encourage a child or easy the pain of being turned down for a mortgage. Robot will be great at some things but not others.
Finally, one of the most important features of a good Realtor is enthusiasm. Robots may be given some emotions but they wu=ill never have the enthusiasm a good Realtor has.
